Pump Up Begins for Spring Home Selling


 

SARASOTA, FLORIDA, February 1st 2017 – The spring home selling season in the Manatee/Sarasota region promises to be as vibrant as ever, with several major real estate events set starting this February.

As a lead-off to the annual Parade of Homes scheduled February 18 to March 5, the Herald-Tribune will hold its inaugural BuilderFest in the Sarasota downtown area on February 11 at 1741 Main St. This event is an ideal venue for prospective buyers of Manatee/Sarasota homes for sale as it will gather some of the region’s top developers, builders, designers, and remodelers.

Those invited to attend include representatives of the developers of Lakewood Ranch, the West Villages and Babcock Ranch. For builders, some of the prominent invitees are John Cannon Homes, Lee Wetherington Homes, Stock Development and Neal Communities. Admission to the event is free.

Besides table displays of building industry professionals, the event will be highlighted by panel discussions on home-related subjects. One current hot topic certain to crop up is on the changes occurring in the home construction industry such as energy efficiency and smart homes.

In these discussions, one local community that would likely stand out is Mirabella, an innovatively designed neighborhood in West Bradenton’s Village Green. This community consists of resort-style villas which are ENERGY STAR, LEED, and HERS certified.

These homes are designed with floor areas of about 1500-1,700 square feet, featuring two to three bedrooms. Their pricing starts in the $300s which is bundled with such amenities as a pool, fitness center and a pet park.

West of the Trail Showcase

For smart homes, there will be a dearth of local showcases too at the BuildFest Sarasota and similar real estate events this spring. Custom-builder MGB Homes, for instance, has a four-bedroom home constructed in 2016 at the Granada Park, a new neighborhood in the West of the Trail area in Sarasota.

This residence, featuring four bedrooms within a floor area of 3,342 square feet, is not only attuned to green home standards but, priced at $1.15 million, it also incorporates fully integrated smart home automation. Three similar builds, also priced in the million-dollar range, were sold at Granada Park last year.

Smart Condos Sell Fast

Condominiums like the Sansara and the Park Residences of Lido Key would also likely be hot conversation topics in upcoming builders and realtors events. Both of these condos have smart technology features allowing their residents to remotely control lighting, thermostats, and security system.

The strong market appeal of such features is evident at the Park Residences, where only two of its 18 units are left unsold as of late January. These remaining units have living areas of 2,460 square feet with three bedrooms and priced at around $1.4 million.

The sales pace is even more hectic at the Sansara where six of its 17 units were recorded sold towards the end of January. One of those purchased was its four-bedroom penthouse with a floor area of 4,660 square feet and an asking price approaching $4 million. The other sales were all in the $1 million range, deals that could also be the talk of the town in the coming spring home extravaganza in the Manatee-Sarasota region.
