Risdon Condo Rising Amidst Growth in Rosemary‒Fruitville

SARASOTA, FLORIDA, October 22nd, 2016 – Future residents of Risdon on 5th, a mixed-use condo project at the Rosemary district, will find a bountiful line up of nearby attractions matching those in downtown Sarasota a short distance south of their neighborhoods. Fruitville Road, which is an easy stroll south from the condominium, is proving to be a growth hotspot with a slew of projects lined up along this corridor.

Next summer, the 180-roon Embassy Suites by Hilton and its five-star amenities are set to open at the corner of Tamiami Trail and Fruitville Road. This is a joint project of Jebco Ventures and Innsfree Hotels which have also tied up for the development of the 162-room Inn & Suites a block east also on Fruitville. Innsfree, based in Gulf Breeze, also bought in September the four-star boutique accommodation Indigo Hotel. It plans to renovate this 85-room hotel located at 1223 Boulevard of the Arts just a short distance north of Embassy Suites.

Ripe for a More Diverse Demographic

Planned and ongoing residential projects, including the Risdon on 5th, would provide a more diverse local demographic. This in turn could spur additional types of business in the Rosemary District and along the Fruitville Road corridor north of the downtown district.

There are over 80 condo and townhouse units currently under construction in the Rosemary area. These are in addition to some 800 apartment units plus office and commercial spaces in mixed-used projects.

More of these rentals are in the offing around Fruitville Road’s periphery. One of these is the attainable rental housing for young professionals planned at Second Street and Adelia Street next to the business incubator HuB on Fruitville Road. About a mile east along this corridor, 393 affordable apartments are in the works under a project pursued by Sarasota businessman Harvey Vengroff.

An Indie Market Is Coming

The exciting new things to come as a result of a potent residential mix in the Rosemary District‒Fruitville Road area is starting to take shape. Permitting is now underway for an open-air market at the corner of 7th Street and Cohen Way. Called the Rosemary District Indie Market, it is proposed to operate every third Saturday of the month, featuring vintage enthusiasts, artists, handcrafts, fresh vegetables, and live music

This proposed new attraction is a brainchild of Ashley Rogers, proprietress of Canned Ham Village selling vintage clothing in the Rosemary District. Rogers wanted to fill the absence of vintage vendors in the local farmers markets including that held in Sarasota downtown. Her project draws inspiration from a grassroots sidewalk market launched in St. Petersburg in 2012 and has since grown into a successful street fair.

What Risdon Offers

Shoppers who will troop to the Rosemary indie market can likewise have a glimpse of the site and progress on Risdon on 5th. Located at 1350 5th St., Risdon is planned for 22 residential condos and 7,000 square feet of office or retail/commercial space in six ground floor units. Its residences listed in the MLS of Sarasota condos for sale start in the $300s, featuring floor plans from about 750 square feet with one bedroom and one bath.

With an estimated construction cost of $6 million, Risdon comes as a study in modern and contemporary development. Its design’s highlights include a courtyard with gated parking for security and a charging station for electric vehicles. Risdon’s drawing board also features a solar-heated pool and two terraces on its rooftop overlooking Sarasota Bay and a bird’s eye view of the growth at the Fruitville corridor and Rosemary District.
