Rosedale Golf and Country Club Community Entering New Growth Era


SARASOTA, FLORIDA, March 12th, 2014 – Rosedale Golf and Country Club marked its 20th year in the last quarter of 2013 poised for a new era of growth in its popular location in Bradenton, East Manatee, Florida. Sarasota Bay Real Estate notes the steady expansion in this community set up in 1993, one year ahead of its neighboring master-planned development Lakewood Ranch.

The spades of four homebuilders in Rosedale are busy at work these past few months and are expected to remain so in 2014. Permitting is already underway for 45 houses on the second site plan of The Links, a 221-lot expansion in Rosedale. M/I Homes and Ashton Woods Homes altogether submitted for permitting 29 inventory homes and five models. Rosedale Construction, on the other hand, is seeking eight permits in addition to three inventory homes and one model unit. The fourth builder in Rosedale, John Cannon Homes, has applied for just one model permit in the meantime, but it is already geared to keep pace with its peers in building new homes in this golf community.

The Links occupies 237 acres which Rosedale earlier acquired from Schroeder-Manatee Ranch (SMR), the developer of Lakewood Ranch. This acreage is programmed for 445 residential lots which when built out will bring the total number of Rosedale homes close to the 1,100 mark. Besides support infrastructures, such as electric and sewer lines, man-made lakes were also incorporated into The Links development, as a fitting complement to the water views and lush greeneries of the golf course and its older neighborhoods.

The Rosedale clubhouse also had a recent makeover. Besides this 22,000-square-foot community center, Rosedale residents also have access to their clubhouse’s dining and banquet facilities, a junior-sized Olympic pool,and a fitness center.  Social membership to the country club is mandatory for all homeowners.

Exercising options on tennis and golf memberships are also highly desirable. Rosedale has an excellent tennis program under a full-time tennis pro who oversees regular training and club matches. The country club’s 18-hole championship golf course was designed by the renowned links architect Ted McAnlis. Its support facilities include an 80-acre driving range and a learning center for the royal and ancient game.

New and resale homes available

For move-in ready homes in Rosedale, M/I homes has ten in its inventory with three more scheduled for completion early in early 2014. These newly built residences are priced in the $300s and the $400s. Their floor areas range from 1,652 to 3,020 square feet.

For its part, Ashton currently has four available move-in homes. These are priced in the high $300s and low $400s, with floor plans from 2,107 to 2,414 square feet. All are of three bedroom designs.

Some 50 choices of previously occupied homes in Rosedale are currently listed in the MLS of Rosedale homes for sale. One is a recently listed residence built in 1994 and has a floor plan of 2,093 square feet, featuring 2 bedrooms and 2 baths. It is priced at $329,000 or equivalent to $157 per square feet.
