Rosemary District Revitalization Rolls Forward


 

SARASOTA, FLORIDA, August 29, 2018 – The revitalization of the Rosemary District north of downtown Sarasota continues to move forward, with an application for a boutique condominium project at 1469 5th Street filed with the city around mid-August. This new project bid came on the heels of the June groundbreaking for the BLVD, an 18-story condominium on the southeast corner of the Boulevard of the Arts and the North Tamiami Trail now with market-listed pre-construction Sarasota condos for sale.

Sarasota-based Tetra Terra Development LLC initiated the 5th Street project, seeking city approval under the Premier on Fifth LLC banner. The project’s blueprint calls for the construction of a five-story building for just seven condominium units.

5th Street Hotspot

The smallest of these condos would have a living area of 965 square feet and housed at the ground floor where the condominium’s garage is planned as well. The condominium will also have either a courtyard or a private rooftop terrace. The Premier on Fifth project is estimated to cost $3.5 million and targeted for completion in August 2020.

Tetra Terra is also behind the condo development of Risdon on 5th at 1350 5th Street, which is just a few blocks east of the planned Premier on Fifth condominium. Though just five stories, Risdon is larger and a multi-use development, featuring 22 residential condos and 7,000 square feet for office and retail use. This condominium project costing $5.9 million is scheduled for completion this October.

Tetra Terra is also expected to complete another Rosemary District project— Vanguard Lofts at 1343 4th Street. This $2.4 million boutique condominium development is set at four stories with only six units, all of which have already been sold.

A Busy Boulevard

In late 2019, completion is expect for the high-rise BLVD Sarasota condominium which began construction recently on the western edge of Rosemary District. It is designed 18 stories tall with 49 units with living areas of between 3,550 square feet and 5,400 square feet. Their pricing ranges from $1.5 million to $5 million.

Rising at 1224 Boulevard of the Arts, this condominium tower offers commanding views of the city, Sarasota Bay and the Gulf of Mexico. Amongst its features are a rooftop swimming pool with a sun deck and outdoor kitchen. Other condo amenities include lounge areas, a fire pit, and cabanas. The tower’s first level will feature a restaurant and wine cellar.

Across the street from the BLVD Sarasota, the new hotel Sarasota Modern, is likewise scheduled to be inaugurated this December. This boutique hotel at 1290 Boulevard of the Arts will operate under the banner of Marriott International and offer 89 luxury rooms. Its guests can enjoy various high-end facilities, such as two swimming pools, a hot tub and private cabanas. Sarasota Modern also features spa services, 10,000 square feet of meeting space, and a new restaurant named Rudolph’s.

The current construction boom and redevelopment in Rosemary District began in 2014 after the city increased residential density in the area from 25 units to a maximum of 75 units per acre. An estimated $200 million have already been invested in new construction projects in the district.
