Rye Road‒SR 64 Plans Boost New Homes of River Reach


SARASOTA, FLORIDA, January 2nd, 2017 – Major infrastructure projects brewing on the southern end of Rye Road would soon bring positive vibes on Manatee homes for sale in the new community of River Reach in Parrish.

The Florida Department of Transportation (FDOT) conducted public meetings recently on its plans to either build a modern roundabout or signalized intersection at Rye Road and State Road 64 about 3 miles south of River Reach. Completion of either alternative is pivotal to another project—the northward extension of White Eagle Blvd. to link up with Rye Road.

Schroeder Manatee Ranch (SMR), the master developer of Lakewood Ranch homes for sale, is already undertaking this road extension which is planned to breach State Road 64 near the neighborhood of Serenity Creek. SMR will only proceed with the this project’s completion once the FDOT has finalized whether it will pursue a roundabout or signalized intersection at Rye Road and State Road 64.

It is estimated that the roundabout, which FDOT officials prefer, would cost $5 million, while the signalized intersection’s cost estimate was put at $1.5 million. With a roundabout, the state agency hopes to slow down traffic and make driving safer in the area. Related to this, the Manatee Commission in May this year reduced the speed limit between State Road 64 and Country Road 675.

Funding for the FDOT Rye Road project will be sourced from revenue collections of the Sunshine Skyway Bridge. The project’s final design phase is set for 2016‒2018, with land acquisition of right-of- way scheduled 2017. Start of construction is scheduled in 2018 with completion expected in 18 months, weather permitting.

Alternative Route to LWR

Completion of the White Eagle Boulevard’s northwards extension to Rye Road would provide another north‒south route between State Roads 64 and 70. Communities off Rye Road on the north would then have a shorter alternative access to the Lakewood Ranch (LWR) area and its many life and leisure offerings.

River’s Reach, which is located west of North Rye Road, is a project of LWR-based Neal Communities. This development entices prospective buyers of Parrish homes for sale with its refreshing location near the Manatee River.
