Sarasota Homebuilders Anticipate Strong Winter Season


 

SARASOTA, FLORIDA, November 22nd, 2013 – Expect the stepped-up pace of home construction in Southwest Florida to continue in the closing months of 2013. Sarasota Bay Real Estate reports that the Haddington of Country Club East in Lakewood Ranch is but one of the neighborhoods where a good winter building season can be anticipated.

One of the builders in Haddington, John Neal Homes broke ground recently for its Palmavera model, featuring an open great-room design, three bedrooms, and a den within its floor area of 2,884 square feet.

This launch should be a welcome addition at Country Club East where the current MLS of Sarasota homes for sale features only about a dozen listings, most of which are already under contract. There’s a new listing here though for a four-bedroom home with a floor plan of 3,500-plus square feet and an asking price in the low $800s.

More Parrish options

In Parrish, added options have also been made available by Neal Communities, another regional builder, which has opened three new models at the River’s Reach community. These new offerings in the neighborhood are designed with floor plans ranging from 1,800 square feet to over 3,000 square feet.

Again, these new options enrich the alternatives in this neighborhood wherein only about 10 properties are in the current list of Sarasota homes for sale, several of which are likewise already in the pending sales roster. A Florida plantation home built in 1986 tops the listings here, offered at $700,000, featuring  3,100-plus square feet of floor area with three bedrooms and two baths.

Just off Richardson Road in Sarasota County, new builds are also on the drawing boards of Ashton Woods. This North Carolina-based homebuilder has started sales at its newest community, Whitaker Park. It has made available nine choices on varying  floor plans with three- to four-bedroom designs in floor areas of between 1,710 and 3,111 square feet. These offerings are priced in the high $200s up to the low $300s.

Notably, there are some fine choices of vintage homes along the stretch of Richardson Road. Sarasota Bay Real Estate says the Peaceful Vista Homes in this area has a rare listing for a custom home built in 1952 within an acre-sized lot. This property is in the market for $325,000 and features four bedrooms, three baths, a two-car garage, and a carport.

The heightened activities of Ashton Woods, Neal Communities, John Neal Homes, and other builders in Southwestern Florida altogether spurred a 53% increase in home permits to 2,108 during the first eight months of 2013. This feverish pace appears sustainable as inventory of Manatee and Sarasota homes for sale has dropped to around a 4-month supply this year, compared to the 6-month inventory considered as the equilibrium for the market.

Significantly, authorities at both counties have also adopted recent measures to help local builders and contractors save on costs and to make filing of building permits easier. Manatee, for instance, has reduced further its building and permit fees and launched an online process for the filing of building permits.
