SE Bradenton Warms Up for New Housing Project


 

SARASOTA, FLORIDA, October 20th, 2016 – A long-pending plan for a townhouse development called the Preserve at Walden Lake off 33rd Street East in southeast Bradenton appears gaining steam. This project is located in a 38.5-acre site currently dominated by the residential subdivisions of Briarwood, Garden Lakes, and the deed-restricted Oak Terrace, all offering attractively priced Bradenton homes for sale.

This mid-September, the Tampa-based Park 30 Partners LLC paid $2.7 million for the townhouse project’s parcel sitting east of US 301 and south of SR 70. The seller, Royal Palm LLC of Boca Raton, secured in 2014 an approval of the site plan for the Preserve at Walden Lake project from the Manatee County Board of Commissioners.

Approved for the site are 216 multifamily units, a clubhouse, gym, and garage, plus a mail kiosk and buildings for maintenance and storage. Under its approved site plan, about a quarter of an acre is reserved for recreational amenities in this property which is zoned for nine dwelling units per acre and features about two acres of wetlands. Park 30 Partners was reported as pursuing the construction of 216 apartment units that were already approved on the property.

Those currently scouting for housing opportunities in the locality, however, need not wait for this project to pan out. Just south of its site is Briarwood with 355 homes, two of which are newly entered listings in the MLS of Bradenton homes for sale.

Both are three-bedroom residences with floor areas of about 1,800 square feet and asking prices quoted at $245,000. Within its perimeter, this community flaunts 10 lakes providing serene water views to most of its residences. Two swimming pools, a tennis court, and miles of paved walkways and sidewalks are the amenities in this friendly neighborhood.

A nearby Sam’s Club, Walmart, and other retail outlets along SR 70 are magnets for prospective home buyers in Briarwood and its neighboring communities. The residences in this southeast Bradenton area are some of most sought-after in the local real estate market. Across from Briarwood at 13th Street East, recent sales of homes at Oak Terrace were closed just within a few weeks of their listing.

Typical pricing of homes for sale at Oak Terrace fall in the $200s and the upper $100s for three-bedroom homes having floor areas of between and 1,300 and 1,700 square feet. Residences built during the 1990s dominate this neighborhood.

Garden Lakes: Enclave for Active Adults

For baby boomers on the prowl for a potential retirement home, the nearby Garden Lakes developed for age 55+ residents provides choices on varying residential styles. The housing options in this community not only include attached villas and courtyard villas featuring multiple units. Also built here are a good number of single family homes, some of which have private pools.

Sales listings in Garden Lakes are commonly priced in the $200s for homes with floor areas ranging from 1,500 to 2,100 square feet designed with two to four bedrooms. An exciting collection of amenities provides a lift to Bradenton homes for sale in this active-adult community.
