Sorrento East is a large community in Nokomis, south Sarasota County. It enjoys a central location between the cities of Sarasota to the north and Venice to the south.

This community’s acreage spreads adjacent east of U.S. 41 (a.k.a. Tamiami Trail). South Creek and the Oscar Scherer Park border Sorrento East to the north, while U.S. 681 defines the community’s southeastern boundary.

Sorrento East has three entrances along its Tamiami Trail frontage which runs for nearly 1.5 miles from the Osprey/Nokomis boundary down to the U.S. 41/U.S. 681 junction. Across west of this community are several other “Sorrento” developments, notably Sorrento Shores, Sorrento South, and Sorrento Inlets.

Da Vinci’s Prime Choices

Most of the prime choices of Sorrento East homes for sale are those located along Da Vinci Road. These are on the community’s northernmost side and are accessible via the community’s first entrance on Rubens Street. Many of the residences here overlook the nature preserve of the Oscar Scherer State Park and its nesting grounds of diverse bird species. In addition, some of these homes have serene water views provided either by South Creek or by one of the larger lakes in Sorrento East.

Several lakes have been incorporated in the development of Sorrento East. These water features provide not only a scenic neighborhood setting but also open opportunities for some recreational fishing.

Certain deed restrictions judiciously enforced by the Sorrento East homeowners association apply in the community to ensure that all homes are compatible in quality and appearance. These policies in place, moreover, help ensure the preservation of property values in Sorrento East.

The home sites in the community, for instance, may be used only for residential purposes. The houses of Sorrento East are also limited to single-family dwellings not more than two stories high. Additionally, garages allowed are for two to three motor vehicles only. Other restrictions apply too on roof materials, landscaping, property care, fences, and hedges.

Self-governing volunteer committees of the Sorrento East Property Owners Association administer these deed restrictions, and these groups perform other functions as well. These include collection of modest annual dues to support the homeowners’ association’s activities. Amongst these are social activities and outreach programs as well as maintenance of the community’s streets, sidewalks and other common areas.

Residential Mix

Sorrento East Homes for Sale

Sorrento East is comprised of about 700 homes built mostly between the early 1970s and the 1980s. Newer builds as recent as 2016, however, occasionally become available in Sorrento East.

The price points of Sorrento East homes for sale typically start at the $200s for market listings with floor areas of between 1,400 and 2,100 square feet designed with two to four bedrooms. The prime waterfront residences, on the other hand, command prices in the $600s‒$700s range. The upper-end listings’ typical floor plans measure upwards of 1,800 square feet designed with three bedrooms.

It isn’t uncommon for Sorrento East homes for sale to land a buyer a few weeks after their listing. The community’s superior development and its convenient location between Sarasota and Venice are a strong combination that drives buyers to this community.
