Texas Developer’s Payne Park Village Okayed


 

SARASOTA, FLORIDA, May 31st, 2017 – Expect a spike on market activity on Sarasota homes for sale around the Alta Vista neighborhood, Ringling Park and Paver Park. This east downtown area will soon join the flurry of construction in the city with the recent approval of Payne Park Village.

Work on this new community is expected to commence before the end of 2017, according to its developer, Houston-based David Weekley Homes. This project won city approval with the backing of local residents, mostly members of the Alta Vista Neighborhood Association.

The planned Payne Park Village is located on a 9.6-acre site off School Avenue across east of its namesake park. Its site is also just south of Shopping Lane bordering the perimeter of the Ringling Shopping Center whose major makeover likewise looms on the horizon.

Payne Park Village has been approved for 135 residences which will consist of detached single family homes and attached multifamily units in three- to four-story buildings. Its developer David Weekley estimates that this housing mix will compete in the $300s–$500s range of Sarasota homes for sale.

This new project would follow another David Weekley downtown development—Enclave at Laurel Park for which a marketing campaign has already been launched. This new community, as it name implies, is located in the historic Laurel District south of the downtown core.

Like the planned Payne Park Village, the Enclave at Laurel Park is also a mix of city homes, townhouses and single-family executive homes. The Enclave’s townhouses and city homes are set in eight four-story buildings with elevators. These townhomes are priced starting from the $600s and feature floor areas ranging from 2,501 to 2,598 square feet with three bedrooms and two-car garages.

David Weekley is also now building in south Sarasota at the Reserve at Honore. This is an intimate community of just 19 homes located at the vicinity of Honore Avenue and Proctor Road.

This Texan builder has new builds currently listed amongst Sarasota homes for sale. One is at
Hudson Park, featuring four bedrooms within a floor plan of 2,363 square feet and priced at the high $500s.

A David Weekley new construction can likewise be previewed at the South Sarasota subdivision of Ridgewood. A two-story house, this model is also a four-bedroom layout designed with a floor area of 2,354 square feet and priced close to the $600s.

Around this price range, David Weekley has also placed on the market a one-story house at Poinsettia Park near Southgate. This new construction has a three-bedroom, two-bath floor plan measuring 1,841 square feet and provided with a three-car garage.

Rising Star in the Industry

Up north in Bradenton, David Weekley is girding to build at Moss Creek, a new community off SR 70 and 37th Street East. This new community, with pocket parks, lakes and a tot lot included in its blueprint, is planned in a site just west of the Peridia Golf and Country Club in East Manatee.

David Weekley Homes’ activities in the Southwest Florida region, including that at the Payne Park Village, is contributing in a big way to this builder’s stature nationally. This company moved up a spot in a recent nationwide ranking of homebuilders, emerging as No. 14 with nearly $1.8 billion in 2016 sales.
