The Inlets of Nokomis is an enchanting community located just west off of the Tamiami Trail. It was planned as a condominium development, in contrast to The Inlets of Riverdale all comprised of single family homes farther north in Bradenton.

Siesta Key also has a condo neighborhood named The Inlets, but its units are housed in a multi-story building. The Nokomis property, on the other hand, is comprised of 221 stand-alone villas and 16 two-story, carriage-style houses. The home lots are either canal front or next to one of the community’s lakes, overall providing picturesque views to the residences.

The Inlets of Nokomis, like its two namesakes, is a boating community. An extensive canal slices through the middle of its acreage and three shorter parallel waterways connect to it. The canal network created enable access west to the Intracoastal Waterway (ICW). Aside from these canals, the community also features two lakes serving as stormwater detention ponds.

Gated and Quiet

Nokomis’s The Inlets broke into the Sarasota real estate market starting in the early 1980s, and its development rolled on up to the early 1990s. It was set up as a gated community with a well-landscaped median divider, a dominating landmark at its entrance west off of the Tamiami Trail.

Shorter cul-de-sacs branch off from the community’s main interior street, The Inlets Boulevard. This setup helps provide a quiet community setting and for the residents to enjoy a sense of privacy.

The Inlets’ amenities include a clubhouse with a fitness facility, a large, heated resort-style swimming pool, hot tub, four tennis courts, and shuffleboard courts. The community also provides a separate parking area for RV storage.

Residents can access plenty of recreational and social activities promoting a friendly neighborhood. Owners of waterfront homes welcome their inland neighbors to join in their boating and fishing adventures.

No Cookie-cutter Look

The architectural style at The Inlets is Florida contemporary. Although all of the community’s residences adhere to this theme, there is variety in their elevations and floor plans that range in size from 1,600 to 2,300 square feet. Coming in typical designs of two to three bedrooms, The Inlets’ condos for sale are priced from the $200s up to the $300s. It is common for The Inlets’ condos for sale to come onto the market refurbished, sporting new roofs conforming to current building codes.

The Inlets is a maintenance-included community. Exterior maintenance, lawn care, basic cable TV, and insurance are covered in the condo owners’ HOA fees.

Many of the 237 residences in The Inlets feature private pools, spas, garages, and RV storage. Choice condos for sale at The Inlets have private boat docks enabling easy access to Lyons Bay toward the Gulf of Mexico. There is only just one fixed bridge to negotiate—the span on Albee Road—which has clearance below for watercraft of up to 14 feet.

The residences and the community’s facilities, including the canals, are well maintained. The Inlets’ condo owners are either year-round residents or snowbirds. Some are investors—mostly owners of units in the carriage homes—renting out their properties. Notably, aspiring tenants must first apply to the community’s HOA, and their lease is set at a three-month minimum.

The Inlets’ superb features and convenient location draw both prospective buyers and renters. The community is just minutes away from the commercial hubs along the Tamiami Trail, as well as those in the historic downtown Venice. Recreational activities are not only confined to nearby beaches but also extends to local parks like the Oscar Scherer State Park and several golf and country clubs which too are among the delights of living in Nokomis.
