Townhouse Market Revving Up


 

SARASOTA, FLORIDA, April 18th, 2017 – Include townhouses amongst the residential types in the Manatee‒Sarasota real estate market where activity has recently shifted to high gear, matching the recent surge in this segment on the national level.

In its most recent U.S.-wide estimate covering 2014 to 2015, the National Association of Home Builders (NAHB), noted a 17.8 percent year-over-year increase in construction of townhouses. This advance compares with NAHB’s estimated 10 percent increase in construction of stand-alone residences during the same comparative period.

In Sarasota, the resurgence in townhome-building projects could be seen in several developments in around the downtown area. These projects include the Allure at the Golden Gate Point Peninsula, Orange Club off Orange Avenue, Valencia at Rosemary in the Rosemary District, and Artisan on Main in east downtown. Near School Avenue and Ringling Boulevard, 133 townhouses have also been proposed in the long-dormant Payne Park Village project.

Plans are more definite for Hidden Creek at Lakewood Ranch, with its site plan for 46 townhomes approved in March by the Manatee County Commission. Construction and marketing of this development is expected to begin sometime this April and its homes available for sale in late fall.

This new community will rise on 11.5 acres at the southwest corner of 77th Terrace East and Town Center Parkway. The floor areas of the townhouses of Hidden Creek are planned at 2,156 up to 2,800 square feet, featuring three bedrooms, two baths and a half-bath, and sporting high-end finishes. The price points of these townhomes start from the $300s and top at over the $500s mark. The amenities set for this gated, maintenance-included and pet-friendly community include a swimming pool with hot tub and cabana.

Townhome Sales Sizzle

East of South Beneva Road in Sarasota, Canada-based builder Mattamy Homes is already reaping marketing success at the Enclave at Forest Lakes wherein it launched in the market two-story townhouses and attached villas in January last year. Sales in this community of 160 residences have been reported a year ahead of projections.

Enclave at Forest Lakes was developed consisting of three-, four- and six-unit buildings designed with two-story townhouses sandwiched by attached villas. These residences draw prospective buyers of Sarasota homes for sale with their coastal- and craftsman-style architecture. The floor areas of these dwellings range from 1,388 square feet to 2,076 square feet good for two to three bedrooms and with price quotes in the $200s and the $300s.

The amenities offered at this gated community include a resort-style swimming pool, cabana, and dog park. Residents of the Enclave enjoy full exterior maintenance of their property including lawn care.

All the perks of a golf community are also available to them. Just across west of their residences sprawls the newly renovated Palms Golf Club at Forest Lakes. Directly accessible via the Enclave’s community cart path, this golf club is semi-private, friendly to PWDs and junior golfers, and provides an exciting array of features.
