Upbeat Downtown Vibe Brings Good Tidings to Bradenton

SARASOTA, FLORIDA, September 7th, 2016 – The upswing in residential property values in Bradenton for the past 12 months looks sustainable. A wealth of pipelined public and private construction projects promises to take the city’s growth to a new level and thus help spur market interest on Bradenton homes for sale particularly those in and around the downtown district.

Work, for one, is slated to start by year-end of 2016 at the planned Springs Hill Suites Hotel at the former site of the Manatee Players theater across the city hall and downtown marina. Estimated to cost $17 million, this project calls for the construction of a seven-story hotel with a swimming pool, as well as a restaurant with an outdoor tiki bar.

Downtown Garage, More Boat Slips

Complementary to this project, the city plans to build a parking garage at the city hall parking lot’s southwest corner both for hotel guests and public use. Downtown street and sidewalk improvements are also moving forward. These would not only enhance walkability in the downtown area but also widen its visitor appeal with better connectivity southward to the nearby Village of the Arts.

With federal, state and private grants coming in, a major expansion and renovation of the city-owned Twin Dolphins Marina adjacent to the Manatee River is also about ready to start. This $4.5 million project includes a reconfiguration of the marina’s eastern section to add 129 new boat slips, mostly for larger vessels. Notably, the marina’s historic Pier 22 restaurant already had a $400,000 makeover recently.

Another downtown attraction, the South Florida Museum on 10th Street West just east of the marina, is set for a $12 million expansion starting June 2017. This project envisions a “museum of the future,” featuring new interactive exhibits and a hands-on learning center with technology, science, math and engineering as its focal points.

A Waltzing Comeback for River Dance

Amongst city residents most elated by these developments are those living in River Dance which is walking distance east of the marina and the museum. This condominium, remodeled recently, is by itself contributing to the upbeat vibe of downtown Bradenton.

In May 2016, this condominium was cited as the Community of the Year by the Florida Communities of Excellence in a gala award presentation in West Palm Beach. This award, plus the involvement of the River Dance neighborhood in Bradenton’s various socio-civic activities, manifest this community’s remarkable recovery from the last housing downturn.

Competitively Priced Units

Reflecting the recent gains in prices of Bradenton condos for sale, property values at River Dance were estimated to have risen by 25 percent in 2015. Nonetheless, many of the units in this condominium remain competitively priced from the $200s up to the $500s, featuring two bedrooms and two baths within floor plans of about 1,600 square feet.

Amenities comparable with luxury Bradenton condos for sale are available at the well-secured River Dance. These include a resort-style heated swimming pool with spa and cabana, an in-house theater, a spacious social/gathering room with full kitchen, a business center, and guest suites. The condominium likewise features tennis, basketball and pickle ball courts, putting green, fitness center, walking path, and day dock, plus the ever-growing attractions of downtown Bradenton.
