West Villages Flexes Muscle Onwards Into 2019


 

SARASOTA, FLORIDA, January 8, 2019 – The West Villages continues to display remarkable market strength which should enable this master development in South Sarasota to remain amongst the hotspots of Southwest Florida’s real estate trade in 2019.

Home of the Braves to Open

This coming March, the nearby $100 million spring training complex of the Atlanta Braves—dubbed as CoolToday Park—is scheduled to open to baseball fans.

Reports have it that the Atlanta Braves’ last spring training game in 2019 will be held here on March 24, with the team playing against the Tampa Bay Rays. The Braves’ entire spring training will be at the CoolToday Park starting in 2020 which is covered by a 20-year contract.

Upon its completion, CoolToday Park will provide more than 7,000 seats, six full practice fields, two half practice fields, plus batting cages and a press box. It will also feature an outfield patio, a clubhouse, and bar area.

Year-round events will be scheduled in this facility, activities which should contribute in marketing not only homes for sale in West Villages but also available residences in its nearby communities. The events CoolToday Park will host are not confined only to baseball but also include all types of activities that draw the local community to gather under one roof.

In the Pipeline: New Shopping Complex

Another tailwind for West Villages homes for sale is the expected opening of a Publix-anchored commercial center at the master development in fall 2019. This retail hub, called West Villages Marketplace, is set for 105,000 square feet at the southwest corner of U.S. 41 and West Villages Parkway north of the CoolToday Park.

Construction of this shopping complex is set to commence this January, with its site development having broken ground October 2018. Besides the 47,000-square-foot Publix, West Villages Marketplace already has several signed leases including one with a Japanese/Thai restaurant, China1, as well as with All Star Laundry and a nail salon.

Other incoming tenants to the plaza include Heartland Dental and Sparkle Brite Pools. Convenience store 7-Eleven has also claimed one of the shopping plaza’s out parcels. Ongoing leasing efforts are wooing restaurants, coffee shops, home design and décor, financial services, and health and beauty services.

Collegiate Charter School Set

Notably, West Villages likewise enjoys proximity to the Venice campus of the State College of Florida which is set to open a new collegiate charter school in the 2019‒2020 school year. Initially, this charter school will accept 11th grade students and expand to 12th grade the following year.

Students in the 9th and 10th grades would be enrolled the year after. The projected enrolment is for 400 students by 2020. This SCF campus will provide a pre-collegiate program for 9th and 10th grades and an accelerated college program for the 11th and 12th grades.

Additionally, a plan is also afoot for the city of Venice to set up a new high school in the West Villages’ area. It was put on the drawing boards following the finding of the Sarasota County School District that the Venice High School is now at overcapacity by 300 students.
