SARASOTA, FLORIDA, August 4th, 2016 – Sales took off at a brisk pace at Willow Walk and Heron Creek, two of the newest communities at Palmetto in north Manatee where homebuilders are offering affordably priced single family homes.

Since their market launch early in 2016, about a dozen Willow Walk residences have already been sold, with seven deals closed for June and July alone, as per MLS records. Three of the homes recently sold in this new subdivision have tag prices in the high $100s, featuring three bedrooms and two baths within floor plans of between 1,390 and 1,650 square feet.

The listed prices of residences in this community are notably below the $275,000 median price estimated in May 2016 for Manatee homes for sale. Current sales listings in this community, which include two newly added residences, are priced in the low $200s and feature floor plans ranging from 1,600 to 2,500 square feet designed with three to five bedrooms. The amenities planned for this community include a swimming pool, pavilion, soccer fields, and a kids’ playground.

Those who have purchased properties in Willow Walk were also no doubt won over by the community’s superb location at 37th Street East less than 500 meters west of Interstate 75. The Ellenton Premium Outlet Mall is also less than a mile south of this community.

Spec Homes Hot at Heron Creek

Sales were as robust at Heron Creek, another new community in Palmetto. Located on 77th Street East only about a mile from both l-275 and I-75 road corridors, this development is a small intimate community with new builds also attractively priced in the $200s. The home models available include choices on three- or four-bedroom designs within floor plans ranging from 1,500 to 2,155 square feet.

Turnover of Manatee homes for sale in Heron Creek is likewise robust with eight spec builds sold here during the past six months. These residences flaunt standard features which are otherwise extras in some developments. Amongst these enticing elements are gourmet kitchens, extensive tile floors, granite counter tops, crown moldings and brick paver driveways. Heron Creek, in addition, boasts of the lowest HOA fees in its locality, and no CDD fees are charged to homeowners.

Land Values Lower

Heron Creek and Willow Walk are both riding on a building boom in northern and eastern Manatee County, with developers specifically targeting Palmetto and Parrish because the land values in these areas remains relatively cheap. Because of this, developers like Maronda Homes, which is building in both Willow Walk and Heron Creek, are able to offer more affordable choices.

Pre-owned or existing Manatee homes for sale listed at Heron Creek and Willow Walk’s price ranges are likewise moving strong in the market. For the month of May, homes sold in the county at between $250,000 and $299,999 totaled 100 residences, nearly a 15 percent increase from last year. This represents about 16.5 percent of all single family homes sold for the month. In May, a total of 603 homes were sold, down marginally by 0.3 percent compared to the 605 homes sold during the same month in 2015.
