SARASOTA, FLORIDA, December 12th, 2016 – There’s been a strong uptick in the inventory homes for sale in Sarasota in recent months, as clearly seen in a 15.7 percent spike for single family homes in October and a 35.8 percent leap for condos. These robust gains, attributable to market positioning for the upcoming selling season, followed respective gains of 19.8 percent and 39.4 percent for the two residential types in September.

Home sellers in several neighborhoods in southeast Sarasota, including some in golf communities, appear to have a leg up preparing for the anticipated seasonal surge in home buying. Here are some of these communities where there is a relatively heavier concentration of new listed Sarasota homes for sale at varying price points.

Bent Tree Country Club

Where to Go this Home Selling Season

New listings in this golf community consist of resale as well as pre-construction residences all offered at very attractive price ranges. Several newly available pre-owned homes at the Bent Tree Village neighborhood are sales-listed with tag prices in the upper $200s featuring two to three bedrooms within floor areas of between 1,580 and 2,480 square feet. Newly listed condo villas at the same price range and square footages are also available in this golf community.

Its golf links extensively renovated in 2015, this country club is also now home to a new neighborhood—the Fairways at Bent Tree. National homebuilder D.R. Horton offers quick move-in homes in this new neighborhood at price points in the $300s and the $400s. These single family homes are designed with three to five bedrooms within floor plans of ranging from 1,844 square feet up to 3,020 square feet.

Lake Sarasota

Just west of Bent Tree, there are several newly available homes at Lake Sarasota which appear quite tempting especially to first-time buyers because of their affordable pricing. These new listings are offered starting from the low $100s up to the high $200s, with choices on two- or three-bedroom residences having floor areas of between 865 and 1,570 square feet.

This community, comprised of over 1,000 homes, sits by a lake from which it is named after. It has three smaller lakes within its perimeter as well, in addition to its lush landscaping of palms, pines, and mature oaks.

Heritage Oaks

Moving up to the upper price points, just east of Bent Tree are more new listings at the Heritage Oaks and Country Club. Amongst these is an option for a paired villa priced around the mid-$300s and designed with two bedrooms and two baths within a 1,829-square-foot living area.

Vying for buyers’ attention too here are new market entries of stand-alone villas and single family homes priced in the $400s and the $500s. These newly available Sarasota homes for sale feature floor areas of between 1,870 and 2,510 square feet designed with two three bedrooms.

Laurel Oak Estate

North of Bent Tree and Heritage Oaks, the choices in fresh market listings shift to the high-end homes of Laurel Oak Estates. Listed in late November here is a two-story, custom-built brick residence with a floor area of 7,130 square feet designed with five bedrooms, six baths, and a half-bath.

Other newly available homes in this posh, gated neighborhood are priced in the $900s and the $800s. These residences have floor plans of approximately 4,000 square feet and lots of exciting interior and exterior features that should contribute much in enlivening the upcoming Sarasota home selling season.
