Why North Port Is a Darling to Realtors

SARASOTA, FLORIDA, June 6th, 2016 – North Port is one market territory that should keep realtors happy in 2016 and onwards. Recently released U.S. Census Bureau data showed population growth is one of the strongest amongst Southwest Florida cities based on housing and building permits and other official records.

It was estimated that population count in this city in south Sarasota County, along with that of Bradenton in Manatee County, rose by over 3 percent in 2015. North Port’s headcount, as per government figures, rose to just below 62,400, an increase of 2,000 individuals in 2015.

Mixed Demographics Coming In

Why North Port Is a Darling to Realtors

According to Michelle Norton, manager of the city’s Neighborhood Development Services Planning Division, the North Port population has been rising steadily and has accelerated in 2013 after a slowdown during the Great Recession. Norton noted that North Port has been attracting not only retirees but also young professionals starting families.

Norton said this mixed demographics are being drawn by the city’s focused capital projects and such community initiatives as parks expansion which in turn pave the way for the opening of new businesses. Largely, these growth accelerators are rising in city-designated neighborhood commercial nodes along U.S. 41 and major road intersections. North Port has established 26 such nodes which cover a total of 360 acres and distributed close to residential neighborhoods.

Another booster to population growth and demand for North Port homes for sale is that some of Sarasota’s largest private employers are in the South County area of North Port. Amongst these firms are King Plastic, PGT Industries, Tervis Tumbler, and Enzymedica. Contributing much as well are the buoyant tourism and construction sectors in all of South County.

Attractively Priced Home Choices

The attractive price points of North Port homes for sale constitute another magnet for new residents coming into the city. The city’s housing sector, in fact, offers many choices of newly built homes priced around the mid-$200s, the current median price estimate in the Sarasota home market.

At Talon Bay, a community located a short distance south of U.S. 41, one tempting choice is a quick move-in build by D.R. Horton which is priced in the upper $200s. This particular residence features three bedrooms and two baths within a floor area of nearly 2,000 square feet.

Equally attractive offerings are available at Cedar Grove, a community at North Port’s Woodlands just east of Interstate of 75. There is a new listing here for a pre-construction home with a floor area of 1,972 square feet. Designed with three bedrooms and two baths, this fresh entry in the MLS of North Port homes for sale carries a tag price in the mid-$200s.

As an additional come-on for North Port and its communities, the Suncoast Technical College (STC) is expected to open a new campus in the city. It will be located just off Interstate 75 at Toledo Blade Boulevard which is a short distance northwest of Cedar Grove. Slated for a 2017 opening, the new STC campus can be expected to contribute much to North Port’s workforce development and to the city’s growth providing tailwinds to the local real estate sector.
