Why Warm Up Early for a Winter Home Hunt

SARASOTA, FLORIDA, September 9th, 2015 – Prospective buyers planning a winter hunt for Sarasota homes for sale would be well advised to team up with a pro realtor early on. Sales pace in the county, as well as in its neighboring Manatee, has been on a record clip for the first seven months of the year, and indications are that this market uptick would be maintained moving towards year-end.

A study by the online home search portal Trulia listed the Southwest Florida region among the top 10 fastest moving U.S. home markets this summer. Analysts at this real estate website came up with these 10 market pacers by tracking homes listed between June and August 2015 among nation’s top 100 metro areas. Half of the total Sarasota homes for sale listed within this two-month period were sold, thus pushing the region in the top 10 fastest markets.

In a separate ranking, Trulia likewise recently put Southwest Florida in its top 10 list for winter house hunting. This listing was the result of a three-year comparison of the summer and winter sales pace, also using two-month old listings as the database. This study showed that the pace of sales in the Sarasota region proportionately increased 12% in winter from summer sales of two-month old listings.

Why Warm Up Early for a Winter Home Hunt

Statistics from the Florida Association of Realtors validate the Sarasota area’s ranking as one of the fastest moving home markets. Median days on market (DOM) of single family residences for sale in Sarasota have been declining since November 2014. In July 2015, Sarasota homes for sale stayed in the market at an estimated 45 days or nearly half of the 88 days posted a year earlier. This hastened sales pace is likewise evident in Manatee where July median DOM for single family homes dropped by 41% to 49 days, the third consecutive monthly drop this year.

At this brisk market pace, it would be wise for prospective hunters of Sarasota homes for sale this coming winter to book early with a local realtor in order to have a head start in the market.

For the early birds, it is encouraging that many fence-sitting home sellers in the Sarasota region are beginning to engage the market, resulting in a wider field of choices in new listings. In July, newly listed Sarasota homes for sale rose to 898, up 10.5% from the same month in 2014 and reversing declines during much of the first half of 2015. In the same comparative month, new listings also rose in Manatee by 4% to 649, following a 15.4% rise in June to 688.

Destinations to consider

The bulk of these fresh market offerings in Sarasota is at the attractive price range between the mid-$100s and just under the $300s. The Sarasota Golf Club would be one good destination for new listings at this price range. Newly available residences here have three bedrooms within floor plans of up to nearly 2,000 square feet.

Moving to Bradenton, Sabal Harbour is another community where new sellers have listed residences at asking prices in the $200s. These listings feature up to four bedrooms and floor plans of between 1,600 and 2,300 square feet, choices which may still be around for the picking or home inspection this winter if arrangements are made early enough with a local broker.
