In July 2015, Sarasota homes for sale stayed in the market at an estimated 45 days or nearly half of the 88 days posted a year earlier. This hastened sales pace is likewise evident in Manatee where July median DOM for single family homes dropped by 41% to 49 days, the third consecutive monthly drop this year.

At this brisk market pace, it would be wise for prospective hunters of Sarasota homes for sale this coming winter to book early with a local realtor in order to have a head start in the market.

For the early birds, it is encouraging that many fence-sitting home sellers in the Sarasota region are beginning to engage the market, resulting in a wider field of choices in new listings. Moving to Bradenton, Sabal Harbour is another community where new sellers have listed residences at asking prices in the $200s. These listings feature up to four bedrooms and floor plans of between 1,600 and 2,300 square feet, choices which may still be around for the picking or home inspection this winter if arrangements are made early enough with a local broker.
