Yes, Nokomis Market Is Alive and Well


 

SARASOTA, FLORIDA, July 8, 2019 – Growth in Sarasota continues to spill out south, with the recent approval of a new residential community in Nokomis where several commercial projects were also put in the pipeline last year.

The new residential project, approved by the Sarasota County Commission in May, is an initiative of national homebuilder Taylor Morrison. It is located between the existing Sorrento East community and State Road 681, south of the Oscar Scherer State Park.

Taylor Morrison’s newest bet in the derby of Sarasota homes for sale has been named Sorrento at Palmer Ranch. This new community is approved for a maximum of 320 homes on its parcel of 120 acres.

Neighborhood Harmony

The new community’s blueprint calls for sidewalks 20 to 100 feet long and 5 feet wide serving as buffers around its perimeter. These structures were set forth as prerequisites by the residents of the neighboring Sorrento East community for the Taylor Morrison project to proceed. These residents earlier successfully opposed a 190-unit development on that project site, because its access would be only through their Sorrento East community.

The main entrance of the new Sorrento of Palmer Ranch would be located off State Road 681. Notably, Bellacina by Casey Key, likewise a Taylor Morrison project, spreads just southeast of the new community.

State Road 681, also known to locals as the Venice Connector, is arterial southwest to U.S. 41. Significantly, this highway’s Nokomis stretch is a corridor experiencing swift growth.

Less than a mile south of the intersection of U.S. 41 and SR 681, the discount grocer Aldi opened a new store in May last year. Last fall, a Starbucks opened nearby too.

New Retail Plaza

Across U.S. 41 from the new Aldi just north of Laurel Road, site development has been underway for a new retail plaza. A permit application submitted with Sarasota County indicate a Burger King with 22 parking slots.

Another Nokomis hotspot is the southwest and northwest quadrants of the U.S. 41‒Albee Road intersection. The three-star hotel Home2 Suites by Hilton opened in this area May 2017, and reports had it that a Holiday Inn would occupy the parcel directly across it. Permits filed for the site indicate plans for a four-story, 98-room hotel with a total of 56,963 square feet of floor space.

Adjacent east of Home2 Suites, a 6,199-square-foot Wawa convenience store is rising. This project also includes a 7,150-square-foot gas canopy.

A short distance south near Palmetto Road, renovations have been completed recently on Palm Square Plaza. Several thousand square feet of this plaza shall be freed too, possibly for a restaurant, as Victory Baptist Church is moving out of the site.

All these new developments would certainly help push market interest in the planned new community of Taylor Morrison. Sales listings of existing residential communities in Nokomis like those in Sorrento East near the developer’s project should also reap some benefits.

Sorrento East price quotes typically start in the low $200s. Besides Taylor Morrison’s forthcoming new builds, these attractively priced resale listings should further help in bringing more buyer attention to homes for sale in Nokomis.
