Punta Gorda Isles (PGI) is a boater’s haven on the southern banks of the Peace River south of Charlotte Harbor. This community’s first neighborhood was developed in 1957, but even as its last section opened in 1981, there are still plenty of scattered vacant lots at PGI. Construction of Punta Gorda Isles homes for sale on these buildable sites has notably picked up with the housing recovery from the 2007‒2009 Great Recession.

All homes, except for a few located inland, are adjacent to 100-foot wide canals providing access to Charlotte Harbor and the Gulf of Mexico. All told, the waterfront community of PGI has 65 miles of canals, one of most extensive amongst Florida’s boating communities. Significantly, the city of Punta Gorda takes care of the maintenance of the canals and seawalls of PGI to the great benefit of the local residents.

St. Andrews South is a private club founded in 1980 and is wholly owned by its members. Its membership is limited to just 270 slots, the lowest amongst private golf and country clubs in southwest Florida.

The club’s 18-hole, par 71 championship golf course offers a challenge to players of all calibers in its four set of tees. Its layout, designed by leading Florida golf course architect Ron Garl, measures 6,103 yards with a slope rating of 124. The St. Andrews course features 48 sand bunkers and 15 lakes which count amongst the most refreshing backdrops in lineups of inland Punta Gorda Isles homes for sale.

New Condo Builds

Buyers eying prospects on these residences can check out the neighborhoods of the Hamilton and Fairways at St. Andrews wherein units are set set for completion around 2018‒2019. The condo units in these neighborhoods are priced in the $300s‒$400s range and feature living areas of between 1,600 and 1,900 square feet designed with three bedrooms.

A multifamily home built in the early 2000s also within St. Andrews South, can be priced around the mid-$200s. Such a sales listing would typically have a floor area of about 1,600 square feet featuring three bedrooms and two baths.

Besides these maintenance-free condos and villas, PGI residential styles also include single family homes and luxury waterfront estates. The latter are often in the top-tier listings of Charlotte Harbor homes for sale and include brand new residences. These million-dollar market offerings typically feature floor areas upwards of 4,000 square feet and built on double lots. Choices on builders’ pre-construction spec homes, as well as vacant lots offered as resale for new home construction, are also common at PGI.

The central group for PGI property owners is the Punta Gorda Isles Civic Association. Aside from representing the interest of PGI residents, this associations also organizes a wide range of social events, recreational activities, educational classes and action groups for community involvement.
