South Gulf Cove is a sprawling waterfront community developed in Port Charlotte during the late 1970s by General Development Corp. This company went into bankruptcy in 1990, but it left with the community’s infrastructure already in place.

South Gulf Cove is notably one of the last large U.S. residential communities platted on the waterfront with access to the Gulf of Mexico. Developments like this community are not being pursued anymore due to the lack of available land and the huge costs involved of such projects.

Available for residents’ use are a community park, a Homeowners Pavilion, and nature trails. The South Gulf Cove Park, located next to a boat storage facility, also features a community boat ramp accessible to all residents.

Big Builders Take Over

The entire South Gulf Cove development has more than 15,000 home sites, a great number of which has remained vacant. These empty lots have drawn the attention of some major builders keen on filling the rising demand in the home market after the 2007‒2009 Great Recession.
