Willowbrook is a townhome community near Lakewood Ranch consisting of 52 buildings constructed in 2009-2010. Many of these buildings underwent major reconstruction in 2014 because of such flaws as water intrusion, mold buildup, corrosion in walls, ceilings and floors, and rickety balconies. Repairs in most of the buildings reportedly took as long as six months.

With these issues, it is therefore wise for buyers eying this property to work with a local realtor and home inspector with a sharp knowledge on Bradenton real estate developments. These pros should be able to provide accurate advice on property valuations considering the home repairs of Willowbrook townhomes which may be in the market.

Resolute damage control

Willowbrook is a project of Los Angeles-based KB Home, one of the nation’s largest homebuilders and for many years an active player in the market for Bradenton homes for sale. Blaming shoddy work by subcontractors for the townhouses’ problems, the company signed an agreement with the Willowbrook homeowners’ association to get a third-party contractor for the much-needed repairs. As part of the homebuilder’s damage-control efforts for which some $2 million were reportedly spent at the very least, some of the affected residents were temporarily relocated while the repairs were proceeding.

The problems in Willowbrook have so far not been encountered in Sterling Lake, another KB Home development offering Bradenton homes for sale in Manatee. The Los Angeles homebuilder’s other communities in Southwest Florida include Stoneybrook at Venice and Creekside in Punta Gorda.

Community’s sheen remains

The townhouses of Willowbrook have floor areas ranging from 1,064 to 1,612 square feet, designed with either two or three bedrooms. This community was meticulously developed amid lush nature preserves, and its northern periphery is adjacent to the Braden River.

Notwithstanding the debacles encountered in many Willowbrook townhouses, Bradenton homes for sale in the community can still draw keen interest from buyers. In July 2014, a two-bedroom, 1,064-square-foot townhome in this property with a listed price of $129,900 was sold for $120,000 after only three days in the market.

A fully reconstructed Willowbrook townhome was also sold in end-2014 at a price around the mid-$100s, featuring three bedrooms within its living area of 1,388 square feet. Replacement of the carpeting and its building’s air condition blower motor is one the repairs undertaken in this residence. In early 2017, similarly sized homes have an asking price in the high $100s to low $200s.

Strong inherent attractions

Willowbrook townhouses remain a buyer’s delight with their private balconies providing panoramic views of the community’s nature preserve. Additionally, the residences were so designed to allow natural light in.

These homes’ open floor plans and ceramic tile flooring throughout the living area are as pleasing. Large eat-in kitchens and two-car garages further combine for these residences to retain their charm among Bradenton homes for sale.

Attractions inherent to Willowbrook also include its low monthly maintenance fee which covers the community pool, basic cable, and water/sewer. In addition, this is a pet-friendly community, and no CDD fees are charged to residents.

Located just across east of Interstate 75 and University Park, Willowbrook is conveniently close to the life and leisure centers pivotal to the marketability of Bradenton homes for sale. Among these are the merchants and service providers at Lakewood Ranch Main Street and at the newly opened mall at University Town Center.
