Vivante

Palm Shores

Palm Shores is a waterfront community in Punta Gorda east of Hunter Creek and was developed with prongs of five canals allowing access westwards to the Peace River.

Peace River Shores

Peace River Shores is a community east of Punta Gorda where buyers can find not only waterfront choices but also many inland alternatives. This community is set on the eastern side of Jim Long Lake, adjacent to the Peace River.

Seminole Lakes

Seminole Lakes is a gated and deed-restricted, golf community in Punta Gorda just south of the junction of Burnt Store Road and U.S. 41 (Tamiami Trail). In addition to golf there are five tennis courts and a tennis pro on staff.

Pirate Harbor

Harbour Oaks

Punta Gorda Isles

Punta Gorda Isles (PGI) is a boater’s haven on the southern banks of the Peace River south of Charlotte Harbor. Besides these maintenance-free condos and villas, PGI residential styles also include single family homes and luxury waterfront estates.

Deep Creek

Deep Creek is an unincorporated community of Charlotte County. A deed-restricted community as well, it occupies a superb location less than 3 miles north of the Peace River and Charlotte Harbor. Interstate 75 traverses the western part of this community, thus allowing its residents to move around north or south quite conveniently to Venice, Sarasota, or Fort Myers.

South Gulf Cove

South Gulf Cove is a sprawling waterfront community developed in Port Charlotte during the late 1970s by General Development Corp. This company went into bankruptcy in 1990, but it left with the community’s infrastructure already in place.

Cedar Grove

Cedar Grove is a quiet neighborhood at the Woodlands Community Development District (CDD) in North Port. A deed-restricted development, it features many long-vacant home sites which have drawn Dallas, Texas-based builder Centex as homebuilding and demand on Sarasota homes for sale regained vigor after the Great Recession.

River Club

D.R. Horton matched its offerings of new River Club homes for sale with the demand for more affordably priced homes. It assigned homebuilding in this development to its Express Homes unit which focuses on first-time homeowners seeking high quality residences at an affordable price.

Villa Milano

Villa Milano is a gated community in Port Charlotte with the Mediterranean concept as its central development theme. It is located north of El Jobean Road only about two miles west of the Charlotte town center and its growing mixed-use Murdock Village replicating similar projects north that help spur demand on Manatee and Sarasota homes for sale.

Creekside

The community of Creekside in Punta Gorda, Charlotte County, was built out in 2016 and all completed homes sold out in 2017. Nonetheless, it offers new buying opportunities on some residences on the resale market, their owners likely aiming to cash in on the recent value appreciation of their properties.

Waterford Estates

Waterford Estates is a master-planned residential community in Punta Gorda where the Express Homes brand of national builder D.R. Horton has drawn significant market interest. Launched sometime in 2015, homes for sale at Waterford Estates’ Phase 1 were close to sold-out in 2017, paving the way for the start of marketing of builds for Phase 2 onwards 2018.

Tuscany Isles

Tuscany Isles is a new-home community in Punta Gorda for age 55-plus residents which has gained favor from folks in search of alternative homes for sale in Sarasota and its nearby markets. In 2017, more than a dozen residences were sold in this community development of Los Angeles-based builder KB Home.

Harborside El Jobean

Harborside El Jobean Beach & Yacht Club is a luxury community marked for a 2018 inauguration. It is touted as the newest luxury development on Charlotte Harbor in nearly a decade, a counterpoint to the proliferation of newly built Sarasota homes for sale in the housing recovery after the Great Recession.

Oak Harbour

Oak Harbour was set as a community with just 50 home sites nestled amidst lush woods and endearing streetscape. It was also developed as a private gated enclave with a natural, wooded recreation area and a covered pavilion as amongst the property’s amenities. Notably, there are no CDD fees for residents to worry about in Oak Harbour.

Villas at Charleston Park

The Villas at Charleston Park was established in 2005 with close to 200 home sites. Many of these have remained vacant but have been filling up fast with new homes, as this development has rebounded strong from the Great Recession.

Cypress Falls at the Woodlands

The residences in Cypress Falls consist of a mix of garden villas, paired villas and single family homes. More choices of the latter residential types are forthcoming, as the North Port city commission approved in mid-February two expansion projects for this community.
