Cedar Creek is a well-located residential community in north Sarasota. It spreads along University Parkway, with Desoto Road defining the community’s southern boundary.

The community’s site is right next to Sarasota’s border with Manatee County. Notably, Cedar Creek has entrances/exits on both University Parkway and Desoto Road, corridors that help define market values of Sarasota homes for sale.

Cedar Creek is a mature residential community, having been developed starting in the 1980s. Its development immediately preceded that of the larger, master-planned University Park which came onstream in 1989. A golf and country club community, the latter project is located a short distance north off University Parkway. It further accelerated growth in this north Sarasota area, creating positive ripple effects on Cedar Creek homes for sale.

Product of Sharp Planning

More than this, however, Cedar Creek draws the interest of prospective buyers because of its well-planned neighborhood setting. Its main street, Conservatory Drive, winds north to south across the community from University Parkway down to Desoto Road. The property too has several water features, and its landscaping has grown mature, with plenty of lush trees that provide canopy to the streets and sidewalks in Cedar Creek.

Lots larger than those in newer communities were platted exclusively for single family homes in this tranquil and park-like environment. The typical floor areas of Cedar Creek homes for sale measure between 1,400 and 2,900 square feet designed with three to four bedrooms and two to three baths. Pricing of available residences in this community would range from the $200s up to the $300s.

The homeowners’ association fee in Cedar Creek is low, considering it has no recreational amenities, and its HOA fee is mainly used for maintaining the community’s streets, sidewalks, and landscaping. Many of the residences in Cedar Creek have private swimming pools, thus partly making up for its lack of amenities.

Multiple Parks, Multiple Amenities

There are several parks near the community which provide plenty of recreational activities locally. One of these, Conservatory Park, is less than two miles north of Cedar Creek. This park covers 55 acres and provides a playground and nature trails with exercise stations. A nearby option is the Nathan Benderson Park south of the community, which offers water-based activities such as rowing.

Longwood Park is another local favorite. It features various facilities and programs for dance classes, basketball, baseball, and tennis among other activities. The proposed attractions of the renowned Mote Marine Laboratory, including a state-of-the-art aquarium, are likewise set to be built near Nathan Benderson Park.

The University Park area is not only a hub for golf but also other life and leisure activities. A huge sampling of all these are in the Mall at the University Town Center only minutes away from Cedar Creek.

Roads arterial to University Parkway unlock other points of interest north in Manatee County and south in Sarasota. Prime amongst these are the life and leisure centers in the downtown districts of Bradenton and in Sarasota. Westwards, the attractions veer to the Gulf Coast beaches including those in Anna Maria Island and the barrier islands of Lido and Siesta Key.
