Longwood Run is a residential development on the south side of University Parkway, right on the boundary of Sarasota and Manatee counties. The western border of its acreage is on the eastern terminus of Desoto Road stretching parallel to University Parkway.

Longwood Run Boulevard serves as the development’s entry/exit points at these major road corridors which are both vital to living and working in Sarasota and Manatee. Longwood Run’s area is thus an ideal destination for buyers of Sarasota homes for sale in search of bedroom communities.

The development of Longwood Run started in 1987. Its developer is the Sarasota-based Rivolta Group led by Pierro Rivolta who first envisioned it in the early 1980s.

Green Community Pioneer

Pierro’s theme in developing Longwood Run was anchored on preserving and building around its green areas, one of the first Sarasota projects to adopt this tact. Toward this end, half of the property’s acreage has been preserved as open space. Consequently, many of the development’s internal streets weave around mature woodlands. The home sites along these roads back up to either lakes, wetlands or preserves, thereby blending Longwood Run homes for sale with natural scenery.

Eight neighborhoods comprise Longwood Run, each having distinct residential types including single family homes, condos, and villas. Each of the neighborhoods has its own homeowners’ association, with all under the Longwood Run Community Association.

This Rivolta development features single family homes in its flagship Longwood Run neighborhood as well as in the neighborhoods of Griffon Woods, the Cottages of Callista Village, and Del Sol Village. U.S. Homes was the sole builder in the latter. Tivoli Homes, the homebuilding arm of Rivolta Group, built all the residences in the other Longwood Run subdivisions.

The rest of these neighborhoods include the Riviera Club consisting of maintenance-free, Mediterranean-style garden villas and patio homes. Longwood Run likewise features the neighborhood of Magnolia Place comprised of two-story condominium buildings. Counting in the Longwood Run development too are the maintenance-included villa neighborhoods of Callista Village and the Longwood Villas of Sarasota. Homes for sale in the entire Longwood Run development, all told, are drawn from a total count of 559 residences.

Diverse Price Points

The price quotes in its neighborhoods typically start from the $100s‒$200s range for villas and condos with living areas of between 954 and 1,320 square feet designed with two to three bedrooms.

The single family homes in Longwood Run, on the other hand, often fetch asking prices ranging from the $300s and the $500s. The floor areas of these residences typically measure from 1,300 to 3,320 square feet featuring two to four bedrooms.

No recreational facilities are bundled with Longwood Run homes for sale. Nonetheless, the residents of the community enjoy access to the nature trails and playgrounds at the nearby Longwood Park. Membership is likewise available at the privately owned Longwood Run Athletic Club with 18 tennis courts, a fitness center, a swimming pool and pool house, and a restaurant.

Living in Longwood Run, moreover, is convenient to various life and leisure centers in Sarasota and Manatee. All of these hubs are within easy reach via either University Parkway or Desoto Road both arterial west to the Tamiami Trail.
