Avondale is a unique community perfectly blending vintage homes with new construction which has penetrated its historic West-of-the-Trail neighborhood. This community was first platted in 1914 during which it was set for affordable housing and called Avondale Heights. This development tack, however, didn’t catch on.

The property was re-platted in 1923 amidst the first Florida land boom. In addition, the community, shortened its name to Avondale, and it was repositioned in the upscale segment of the Sarasota real estate market with better results.

The community’s prime location just south of downtown Sarasota and adjacent west of the Tamiami Trail helped mold sustained demand of Avondale homes for sale from high-end buyers.

The acreage of the property is triangular in shape, bordered south by Bahia Street and west by Osprey Avenue. Lincoln Drive stretching diagonally eastwards to the Tamiami Trail borders Avondale to the north. Notably, the historic luxury homes in the community of Lincoln Park corner this northern area next to the Hudson Bayou.

Despite its proximity to downtown and the busy Tamiami Trail, Avondale has a quiet and laid-back setting. This is thanks to the mature oak trees, tropical palms, and shrubbery that provide buffer and shade to its streets. The well-landscaped sidewalks on both sides of the streets add to the charm of the community.

Avondale is a close-knit neighborhood, with its residents having a strong affinity with their community. Membership in the Avondale Residents Association (ARA), which was established in 1988, is voluntary, and annual ARA dues is just $20.

ARA is active in promoting Avondale’s unique identity and maintaining the community’s beautiful environment. Amongst the association’s initiatives which helps preserve value of Avondale properties are oak replanting, installation of traffic-calming speed bumps, and the installation of a historical marker. Replicas of ceramic urns with lion accents originally set in Avondale’s entrances in the 1920s were also installed as a reminder of the community’s quaint history.

The residences of Avondale occupy large lots. Selections of home designs include 1920s Mediterranean-style renditions, 1930s colonials, and 1950s‒1960s ranches. Some teardowns have been replaced by contemporary mini-mansions.

These more recent builds command prices of between $1 million and $2 million. The floor plans of these sales-listed high-end residences typically measure from 2,120 up to 3,683 square feet designed with three to four bedrooms. Smaller and older two-bedroom Avondale homes for sale with floor areas of around 1,300 square feet can be priced in the $500s.

The convenient location of Avondale makes its homes a smart choice for professionals and young families. Avondale households with school-age kids have A-rated schools close by to serve them. One choice, the Southside Elementary, is walking distance from the community. Sarasota High and Booker Middle schools are within easy reach as well.

The Tamiami Trail corridor just minutes away from Avondale hosts a wide selection of retail shops including a Publix and the popular Morton’s Market at the Southside Village. Turning north, the life and leisure activities of downtown Sarasota, as well as its employment centers, are part of the advantages too of living in Avondale.
