Payne Park Village is a residential development located off South School Avenue in the old neighborhood of Alta Vista adjacent east of downtown Sarasota. Homes for sale in this community largely share their identity with the 29-acre Payne Park host to plenty of recreational facilities and events.

David Weekley Homes of Houston, Texas, is the developer of Payne Park Village occupying a 9-acre parcel. For this site, David Weekley set a total of 135 residences subdivided into four distinct product lines. These choices include single family homes, two- and three-story townhouses, villas, and garden homes. Pre-construction marketing of these builds began in the spring of 2019.

In developing Payne Park Village, David Weekley Homes has envisioned it as a neighborhood providing low-maintenance luxury living. The facilities set in the property include pocket parks, green spaces, and an amenity center with a community pool.

The management operations for Payne Park Village, even prior to its homes’ pre-selling, has been awarded to Orlando-based Melrose Corporation. This company has been contracted to provide the community with full-service property and lifestyle amenities management. Its responsibility areas include HOA meeting supervision and owner‒resident affairs.

David Weekley brings to Payne Park Village a solid reputation as the largest privately held U.S. homebuilder. The floor plans of the residences that it paraded to prospective buyers came in varying designs, sizes, and pricing.

Price Segments to Consider

The larger options are the community’s three-story townhouses featuring floor areas of between 1,900 and 2,450 square feet designed with three bedrooms, three full baths, and a half-bath. These dwellings are priced in the $600s.

The price tags eases to the $500s range for single family homes that come with floor areas of about 2,000 square feet good for three bedrooms, two full baths, and a half-bath. The villas of Payne Park Village, also feature three bedrooms with living areas of between 1,600 and 1,800 square feet, are sales-listed in the $400s.

The Alta Vista neighborhood of Payne Park Village is a great place to live especially for growing families. For one thing, Alta Vista (Spanish for “high view”) has an elevated environment of 20 feet above sea level which is exceptional in coastal Florida. The Gulf beaches as well as downtown shopping and dining attractions are all just a short distance to the west of the neighborhood.

Many family-centered activities can also be enjoyed at Payne Park in Alta Vista. Besides its spacious grounds, the park features a disc golf course, a skate park, and a circus-themed playground. It also hosts an auditorium, tennis center, and a café.

The park too has a half-mile walking track which complements a multi-use trail south to Sarasota High School and the extension of the Legacy Trail south from Palmer Ranch. This will eventually create a carless, recreational trail between downtown Sarasota and Venice.
