Phillippi Gardens is a quaint community in South Sarasota. It draws much of its charm from the community’s namesake Phillippi Creek which dominates the northern and western borders of this property. Several canals leading to the creek were also dredged within Phillippi Gardens, thereby grooming the community as a potent buying destination for waterfront Sarasota homes for sale.

Phillippi Gardens’ market presence is also built upon its superb location just east of the Tamiami Trail (U.S. 41). Constitution Boulevard, its access road from Tamiami Trail, snakes diagonally across the community’s acreage up to Swift Road which defines the eastern boundary of Phillippi Gardens. Britannia Road sets the community’s southern edge bordering the newer development of Esplanade by Siesta Key.

Phillippi Gardens was developed starting from the late 1950s through the 1960s. Its development came as part of a Florida homebuilding bonanza fueled by an influx of residential “end-users” to the Sunshine State. They consisted of young families and retirees, including World War II veterans who underwent military training in Florida. Other notable Sarasota real estate developments which sprouted during these boom years included Paver Park and Kensington Park.

A prominent local developer, Reid Farrell, hatched the plan of developing Phillippi Gardens and invited several builders to this suburban Sarasota project. The idea was for the community to set itself apart from other developments at that time. Phillippi Gardens’ lots were platted larger for homes bigger than most local residences being constructed at that time. The residences constructed included waterfront dwellings and garden homes upon which Phillippi Gardens wove its theme and identity.

As it could be expected, the prime choices on Phillippi Gardens’ homes for sale are those on the waterfront. Most of these residences have private docks and boat lifts, either along a canal or directly on Phillippi Creek.

The apex of sales listings in Phillippi Creek typically tests the million-dollar level for waterfront residences with floor plans of between 2,800 and 3,800 square feet designed with three to four bedrooms. Sellers’ quotes could ease to the $600s range for waterfront homes with floor areas of about 1,900 square feet featuring three bedrooms and two baths. Inland residences fetch asking prices around the mid-$200s for those with two- to three-bedroom layouts within floor plans of between 1,400 and 1,700 square feet.

Enduring Charm

No deed restrictions cover this community, and residents can park their boats and RVs on their properties. Despite the years since its inception, Phillippi Gardens still exudes a mid-century tropical charm. Many of the community’s residences have been remodeled, and there are some which have also been completely rebuilt.

Values of Phillippi Gardens’ homes for sale are further enhanced by their proximity to the centers of interest in Sarasota. One walkable destination from many residences in the community is the 50-acre Phillippi Estate Park. Its facilities include a playground, events venue, nature trail, fishing pier, and small boat launch. It also hosts a seasonal farmers’ market.

The nearby Tamiami Trail and its peripheral roads unlock many other life and leisure choices. The activity hubs near Phillippi Gardens include not only those north in downtown Sarasota but also the Gulf Coast beaches west in Siesta Key.
