Amberly is a multifamily home development in east Bradenton. It is located just east of Morgan Johnson Road about one-fourth mile south of State Road 64. Pre-construction residences in this community first appeared in the MLS of the Bradenton real estate market in early 2019, with completion of the first builds set in the same year.

Amberly is planned for 124 paired villas on a 33-acre parcel. Its location is in the easternmost part of Bradenton annexed into the city after a change in Bradenton’s Comprehensive Plan, This shift, in turn, has resulted in a spate of new real estate developments in the area.

Significantly, Amberly’s site has been rezoned twice after nine public hearings wherein no opposition from residents of nearby communities was registered. These neighboring subdivisions include River Sound, a community of single family homes built by Neal Communities about a quarter mile south of Amberly down Morgan Johnson Road.

Bradenton Beachhead

M/I Homes, a Columbus, Ohio-based builder, is developing Amberly as one of its first projects in Bradenton. This developer has also begun construction of single family homes in Riverside Preserve located off the Upper Manatee River Road some 6 miles northeast of Amberly. Notably, M/I has several other development projects south in Lakewood Ranch and in Sarasota including Oasis at West Villages in South County.

Amberly’s villas are set as maintenance-included dwellings, and thus, these residents provide a care-free setup for their owners. M/I platted a lake as centerpiece of the neighborhood which likewise abuts a wetland preserve on its eastern border. Amberly also features a heated community pool with a sundeck and a covered pavilion.

The villas in Amberly are available in two layouts, both designed with two bedrooms and two baths. One features a floor area in the 1,400-square-foot range while the other is in the range of 1,600 square feet. Buyers can tap the M/I Design Center to personalize their chosen villa design. Pricing of the Amberly villas at their 2019 market debut was pegged around the high $200s.

Vibrant Locale

Living in Amberly puts you just a few minutes away from the life and leisure hubs along the flanks of SR 64. This nearby road corridor is host to a Walmart Supercenter and a Publix Super Market. Several restaurants are also along this stretch, along with an Urgent Care unit of Sarasota Memorial Hospital.

Recreational facilities are also within easy reach from Amberly. Just a short distance north off Kay Road, the Tom Bennett Park provides an open play field, nature trail, fishing pier, and canoe/kayak launch, among other facilities.

Driving a few minutes west via SR 64 brings Amberly residents to downtown Bradenton which offers plenty of venues that justify its moniker “The Friendly City.” One of these is Riverwalk, a 1.5-mile park spanning downtown Bradenton. It provides more than an outdoor gathering space and also features a day dock, a Great Lawn for special events, splash pad, skateboard park, and amphitheater. Extending an excursion westward beyond downtown Bradenton leads to water-based pleasures in several nature parks and the beaches of Anna Maria Island which all are part of the lure of the Amberly villas.
