Park Place - Grove Park

Park Place is a small community of 50-plus homes in Oneco, an unincorporated suburb of Bradenton located less than four miles south of the city’s downtown. The residences in this neighborhood is a standout in their area wherein older Bradenton homes for sale dominate.

A project of the Express Homes unit of titan U.S. builder D.R. Horton, Park Place was developed starting early 2015. It occupies a 16-acre site on the northeast corner of 57th Avenue East and 12th Street East. This community spreads adjacent south of 11 acres of a county-owned forest and lies adjacent east of the Manatee County Housing Authority on 11th Street East.

D.R. Horton was able to purchase the site of Park Place homes for sale at a discounted price. This builder, which incidentally moved its headquarters in Arlington, Texas from Fort Worth in 2017, bought the Park Place site for $834,500 in 2014. The seller, Park Place Investments of Clearwater, bought the parcel for $245,000 out of foreclosure from Rottlund Homes of Florida sometime in 2013 and secured development rights for the property. Manatee County records show Rottlund shelled out $2.4 million for this purchase in 2005, a relatively costly purchase just before the housing collapse and the ensuing Great Recession.

The comparatively low land acquisition cost for Park Place enabled D.R. Horton to bring in its Express Homes unit to develop the property. This D.R. Horton unit was formed in 2014 to focus on entry-level homes and has since then focused on the Florida and Texas market segment for budget-conscious home shoppers. Besides the entry-level pricing of Park Place homes for sale, the community’s low HOA fees and absence of CDD fees constitute a magnet for low-end home shoppers to this southwest Manatee housing development.

Park Place homes for sale come in one- and two-story design choices all priced in the $200s range. These residences feature floor areas of between 1,600 and 2,810 square feet, which come in three- to five-bedroom layouts. With its tack on value and quality, Express Homes offers a robust home warranty for all its builds.

Potent Growth in Value

Future value appreciation bodes well for Park Place residences which are located just two blocks west of the 15th Street East corridor identified as one of six southwest Manatee areas targeted for urban renewal. This initiative is under the newly created Department of Redevelopment and Economic Opportunity with funding coming from the Southwest County Tax Increment Financing District.

Notably, the county is already offering tax and other incentives for targeted enterprises that compensate their employees above Manatee’s average wage. It also opens fast-tracked permitting to help employers to get their project operational sooner.

The new agency takes these business incentives steps further to attract mixed-use developments near the Park Place neighborhood. Developers planning ventures along the 15th Street East corridor from U.S. 301 to University Parkway will have more flexibility on such parameters as building heights, square footage and density.

These alternative land-use rules for developers in the designated southwest Manatee areas are designed to make communities like Park Place less suburban-oriented and instead a vibrant hub for urban renewal and redevelopment.
