The River Club is a golf community about a mile east of Interstate 75 on the western outskirts of master-planned Lakewood Ranch (LWR), a popular buying destination in the Bradenton real estate market of Manatee County.

Built by noted course architect Ron Garl, River Club’s centerpiece golf links opened in the late 1980s. Construction in its residential community commenced soon after during the early 1990s. Approximately, there are 970 households at the River Club with most of its 2,000 or so residents living year round in the community.

Vibrant home market

The River Club is generally divided into north and south sub-phases, all of which are now completely built out. Nonetheless, the property market here remains fairly active, with some fence-sitting sellers of pre-owned residences encouraged by the recent improvement in prices of Bradenton homes for sale.

Since the 2014 fourth quarter, the median price of single family homes in Manatee has been advancing. These gains were carried over to 2015 with a 14.4% increase in January 2015 to $250,000 from the $218,450 median price a year earlier. New listings of Bradenton homes for sale were mostly on the rise too in 2014, with an increase of as much as 12.9% which was posted in October. In January 2015, new listings of Bradenton homes for sale rose by nearly 5% to 779.

More choices

The River Club has had a share of this spike in recent newly sales-listed properties with several of its residences added to the MLS of Bradenton homes for sale during the 2017 first quarter. These new listings have floor plans in the 3,000-square-foot range, featuring three up to five bedrooms at asking prices ranging from the high $400s up to the $600s.

It would be smart to work with a pro local realtor in order to corner a choice property at the River Club. A well-priced residence here can sell fast in the Bradenton real estate market. For instance, a four-bedroom, 3,805-square-foot home in this community with a tag price approaching the $600s was sold in January 2015 after just 15 days in the list of Bradenton homes for sale. In 2017, you can find a residence in the 3,300 square foot vicinity ranging anywhere from the high $400s to the mid $500s.

Strong market drivers

There are several compelling reasons why choice River Club homes for sale could draw serious offers quickly. This community attracts families as well as retirees drawn by its close-knit residents and safe and clean neighborhood. High-rated schools nearby, such as Braden River Elementary/Middle and Lakewood Ranch High, are definitely a plus for growing families in River Club.

Then, there’s the four-star River Club golf course which provides superb views for select residences in the community. Besides its 18-hole championship layout, its facilities also include a driving range, a pro shop, tennis courts, a swimming pool and a restaurant.

For all the perks available in the community, low homeowners’ association fees are charged to River Club residents. Moreover, there is no CDD fee to pay, and even without such a charge, the residents can avail of the amenities of the neighboring Lakewood Ranch, among them the facilities of LWR Hospital and shopping and entertainment at LWR Main Street. The major road corridors near the community likewise allow convenient access to the new University Town Center Mall, downtown Sarasota and Gulf Coast beaches.
