Braden Woods is a large, rustic community south of State Road 70, less than a mile east of Interstate 75. New Passive Park

The creation of this preserve as a passive park notably demonstrated a high sense of community amongst Braden Woods’ residents.

They helped raise over $1 million to buy 32 acres of the preserve’s site which otherwise would have been developed by Neal Communities. An adjoining property was donated to give the preserve a total of 44 acres where visitors can enjoy nature walks and bird watching.

The community of Braden Woods consists of three distinct neighborhoods but with a common homeowners’ association which set for each a different annual fees structure. These dues cover the costs of maintenance of the common areas, such as the entrance and its landscaping plus the property’s lakes. This community has no CDD fees.

The asking prices of these residences are typically quoted from the high $200s up to the $600s. At these price points, available residences in the community are popular amongst buyers and tend to be grabbed fast on the market.

Its convenient location near the local district schools, like Lakewood Ranch High and Braden River Elementary, makes this community a magnet for young households. It also enjoys proximity not only to the life and leisure hubs of Bradenton but also to those in Ellenton, Lakewood Ranch, and the University Town Center.
